Selling a home is a big decision, and it usually starts with two questions: What’s my home worth right now? and Who do I trust to handle the sale?

Both are fair questions, and you deserve real answers — not a number a website guessed from public records, and not a pushy pitch.

Here’s how I work. I’ll look at your home and your situation, explain what’s happening in your local market, and give you a price range I can stand behind. Then it’s your call. You can list when you’re ready, wait, or just keep the information for later. No pressure either way.

The process

How selling works

Every sale is a little different, but here’s the path most of my sellers follow. I’ll explain each step before we take it, so you always know what’s next.

  1. We talk first (the consultation).

    We sit down — in person or by phone or video, whatever’s easiest. You tell me about your home, your timeline, and what matters most to you. I answer your questions. No commitment.

  2. I prepare your valuation.

    A valuation is my professional estimate of what your home could sell for. I base it on your home’s condition and features, recent nearby sales, and current market conditions — not an automated guess. I’ll show you how I got there.

  3. We get your home ready.

    Together we decide what’s worth doing before listing — cleaning, small repairs, decluttering, or staging. I’ll tell you honestly what tends to matter to buyers and what you can skip. The goal is the best result for your effort and budget.

  4. We list and market your home.

    I prepare the listing, photos, and description, then market your home where buyers are looking — including the local Multiple Listing Service (MLS), the shared database agents use to list and find homes. We agree on the plan before anything goes live.

  5. We review offers together.

    When offers come in, I break down each one — price, terms, financing, and contingencies (the conditions a buyer can attach) — and explain what it means for you. I’ll give you my honest read and my advice, but the decision is always yours.

  6. We negotiate and accept.

    Once you pick an offer, I negotiate on your behalf — price, repairs after the inspection, and timing. I’m working to protect your interests through every back-and-forth.

  7. We close the sale.

    Closing is the final step, where ownership officially transfers and you get paid. I help keep the paperwork, deadlines, and details on track so closing day goes smoothly.

Common questions about selling

How is my home’s value determined?
I look at your home’s condition, size, features, and location, then compare it to similar homes that recently sold nearby. I also factor in what’s happening in the market right now. The result is a price range I’ll explain to you in plain terms — not an automated guess.
What does it cost to sell my home?
Selling has a few costs, which can include the real estate commission, some closing costs, and any prep or repairs you choose to do. I’ll lay out the likely costs for your specific situation before you commit to anything, so there are no surprises.
What’s the commission, and is it negotiable?
Real estate commissions are not set by law and are always negotiable — there is no standard or required rate. I’ll explain how commission works for your sale and what’s included, and we’ll agree on the terms in writing before your home is listed.
Should I make repairs or updates before selling?
Sometimes yes, sometimes no. A few small fixes can make a real difference, while bigger projects don’t always pay off. After I see your home, I’ll give you an honest take on what’s worth doing for your budget — and what you can skip.
Do I need to stage my home?
Not always. Staging means preparing and arranging your home to help buyers see its potential. For some homes a deep clean and decluttering is plenty; others benefit from more. I’ll tell you what I’d recommend for yours, with no pressure to spend more than makes sense.
How long does it take to sell?
It depends on your home, your price, and the market at the time — so I won’t promise a timeline I can’t control. What I can do is set realistic expectations up front and keep you updated the whole way through.
What if I get a cash offer or an “instant” offer?
Cash and instant offers can be convenient, but convenient isn’t always the most money in your pocket. I’m glad to review any offer you receive — including ones from cash buyers or “we buy houses” companies — and help you compare it fairly to selling on the open market.
Do I have to sell once I get a valuation?
No. The valuation and consultation come with no obligation. Plenty of people reach out just to understand their options, then decide later. The information is yours to keep.
What if I’m selling and buying at the same time?
